CPMG Management Plan
At CPMG the key element of managing a property is the development of a management plan that specifically addresses the owner's objectives for the property.
Up on assumption of the management responsibilities, we assess all existing conditions pertinent to the property. We initiate a specific plan employing a detailed review of the existing leases, revenue, vacancies, operation expenses, mortgages, vendor contracts, insurance coverage, and physical condition of the property. Once all information has been reviewed, we establish a plan that most effectively accomplishes the owner's objectives for the property.

The management plan sets goal for maintaining public relations with existing tenants and repositioning the property by identifying opportunities to negotiate competitive leases, looking for additional ways to enhance revenues, reduce operation cost of the property. We will effectively interact with owner's attorneys, accountants, engineers, and contractors. We will be part of the team and part of the solution.
Our objective is to preserve and enhance the value of real property by achieving the maximum return on investment through the application of professional real estate management consistent with owner's investments objectives and philosophy. We inform and involve the ownership throughout the management process. We take responsibility to develop public relations and resolve issues with tenants, enforce lease terms, collect rents, pay bills, pay owner(s) as instructed, and provide a monthly detailed computerized accounting and management report.
Maintenance and Site Management
Our qualified personnel will perform regular walk-through inspections and provide the property manager with written reports with observations and recommendations for correcting any problems. We will ensure necessary maintenance is performed, bringing maintenance problems to a successful resolution.
We utilize one of the most advanced computerized real estate management systems in the industry, the YARDI Accounting and Management system. The system provides detailed monthly accounting and tenant reports by individual categories.
We are prepared to assist owners in all other aspects of real estate needs. Should it be necessary to provide services such as Financing, Refinancing, major Tenant improvements, Operation review audit, Energy audit, Cost Segregation, Receivership; we request a separate fee be negotiated for these services.
Our management fee is function of the size, location, and condition of the property we manage. Each property is carefully reviewed to arrive at a mutually equitable fee schedule.
Term of Contract
Due to the major initial investment in the time required to become fully familiar with information and meet the needs of the property, it is recommended that the term of the contract be for one (1) year, cancelable in the second term on 30 days written notice by either party.
